Use realistic assumptions

Use a home price, down payment, loan term, and interest rate that reflect a scenario you could realistically consider.

That makes it easier to see what is actually driving the payment, total interest, or refinance result.

Put the estimate in context

Principal and interest are only part of the housing cost. Property taxes, homeowners insurance, mortgage insurance, HOA dues, closing costs, and lender-specific terms can materially change the real result.
